Villa Piedra is a newly built modern waterfront villa with a living area of 550 square meters. The villa is entirely built out of the famous white Brač stone and it is covered by a traditional old stone roof. Villa Piedra was finished with high-end materials and refined, luxurious interior art from around the world. It is fully equipped with top-quality German furniture and features a state-of-the-art professional kitchen. The villa is also equipped with an elevator (Thyssen Krupp) and has one bedroom specifically designed for disabled people. Amongst others, the villa offers an infinity edge swimming pool, a gym room, a sauna, and a floating dock with moorings. The indoor and outdoor lighting were designed by a famous light designer from Munich. The generous use of glass and sliding window doors ensure the breath-taking sea view is preserved in every room. With 6 bedrooms and 7 bathrooms, this 5-star villa can accommodate up to 12 guests. It has a vast terrace of 350 square meters with an 11-meter-long infinity edge pool. With Sumartin in front and Biokovo mountains in the background, its view is priceless. Designed with great attention to detail by a Croatian architect, Villa Piedra combines local materials, like the famous Brač stone, and top-quality furniture from all over the world to create a nice ambiance for its guests. A landscape gardener created a very private atmosphere using mostly endemic plants. The layout is perfect for families or large groups.

Terms & Conditions of Lease
Agent means In Residence by Pieter Brundyn (Pty) Ltd
Agreement means the Booking Form which includes the terms and conditions as set out herein.
Booking Form means this form as provided by the Agent to the Tenant.
Deposit means the non-refundable booking deposit as set out in the Booking Form and on the invoices issued by the Agent to the Tenant.
Breakage Deposit means the Breakage Deposit as set out in 5 below.
Force Majeure means any occurrence or act beyond the control of the Agent and/or Owner, including but without limiting the generality of the following: Acts of God, ﬁre, ﬂoods, weather, war, rebellion, riots or civil commotion, strikes or labour stoppages, accidents or mechanical failures, refusal, suspension or cancellation by any government authority of any licenses, permits or authorization which the Agent and/or Owner has need of to operate, and which leaves the Agent and/or Owner unable to perform any or all of its obligations under the Agreement.
Inventory means the contents of the Property as of the date of occupation by the Tenant.
Owner means the registered owner of the Property.
Parties or Party means the Owner, Agent and Tenant.
Property or Properties means the Property as referenced in the Booking Form.
Tenant means the Tenant, whose full details are set out in the Booking Form.
The terms and conditions contained in the Booking Form cancels and supersedes any prior agreement between the parties, verbal or otherwise. The Booking Form and the Booking Terms and Conditions contain the entire agreement between the parties.
No alteration, variation or addition to the Booking Form or the Terms and Conditions of Lease shall be of any force or effect, unless reduced to writing and be signed by the Parties or their authorized representatives.
No indulgence, leniency or extension of time which any Party may grant or show, shall in any way prejudice such Party or preclude it from exercising any of its rights in the future.
Any reference to the Tenant in this Agreement shall include the Tenants as well as all visitors, employees and invitees of the Tenant.
