Villa Kinaree Estate is nestled in 1800sqm of tropical landscaped gardens offering you a sense of intimacy and seclusion yet is only 300 metres from Seminyak’s bed beach. Villa Kinaree Estate is in the heart of the prestigious Oberoi district and can comfortably accommodate 20 guests.
The open-sided and open-plan living areas that spread across the garden levels of the two pavilions form the social hubs of Villa Kinaree Estate. These are ideal spaces for relaxing, socialising and entertaining, defined by soaring teakwood columns and skill-fully divided into separate activity areas, with the swimming pools edging almost into the rooms. On one side are oversized comfortable sofas arranged around large coffee tables, set before bars with stools, drinks fridges and glass jars with snacks. There is also a full sized billiard table in the centre. Opposite, comfortable sofas and armchairs are grouped around 52, 46 and 40 inch flat-screen satellite TVs and home entertainment systems.
Villa Kinaree Estate offers a wide range of outdoor living areas including 2 swimming pools with water-feature on the boundary walls and wide shallow steps leading towards the living areas. Ironwood decks with stylish sun loungers shaded by beautiful parasols provide ideal settings for alfresco siestas or refreshing sundowners.
To make sure you have a relaxing and memorably holiday is a team of 15 staff, including butler, housekeeper, chefs, gardener, security. Additional staff and services can be arranged for a fee.

Terms & Conditions of Lease
Agent means In Residence by Pieter Brundyn (Pty) Ltd
Agreement means the Booking Form which includes the terms and conditions as set out herein.
Booking Form means this form as provided by the Agent to the Tenant.
Deposit means the non-refundable booking deposit as set out in the Booking Form and on the invoices issued by the Agent to the Tenant.
Breakage Deposit means the Breakage Deposit as set out in 5 below.
Force Majeure means any occurrence or act beyond the control of the Agent and/or Owner, including but without limiting the generality of the following: Acts of God, ﬁre, ﬂoods, weather, war, rebellion, riots or civil commotion, strikes or labour stoppages, accidents or mechanical failures, refusal, suspension or cancellation by any government authority of any licenses, permits or authorization which the Agent and/or Owner has need of to operate, and which leaves the Agent and/or Owner unable to perform any or all of its obligations under the Agreement.
Inventory means the contents of the Property as of the date of occupation by the Tenant.
Owner means the registered owner of the Property.
Parties or Party means the Owner, Agent and Tenant.
Property or Properties means the Property as referenced in the Booking Form.
Tenant means the Tenant, whose full details are set out in the Booking Form.
The terms and conditions contained in the Booking Form cancels and supersedes any prior agreement between the parties, verbal or otherwise. The Booking Form and the Booking Terms and Conditions contain the entire agreement between the parties.
No alteration, variation or addition to the Booking Form or the Terms and Conditions of Lease shall be of any force or effect, unless reduced to writing and be signed by the Parties or their authorized representatives.
No indulgence, leniency or extension of time which any Party may grant or show, shall in any way prejudice such Party or preclude it from exercising any of its rights in the future.
Any reference to the Tenant in this Agreement shall include the Tenants as well as all visitors, employees and invitees of the Tenant.
